Who we are and what this policy covers
Vera Fund, LLC (“Vera Fund”, “we”, “us”) is a real estate investment and development company focused on South Florida. Our office is at 1895 Tyler St, STE 404, Hollywood, FL 33020. We are part of Vera Group, a family of real estate companies.
This policy explains what personal information we collect through vera.fund (the “Site”), including the AI assistant at vera.fund/ai and the Accredited Investor Questionnaire, how we use it, who receives it, and the choices you have. It also covers the messages, calls and requests that start on the Site.
It does not cover other websites we link to, including other Vera Group sites, which have their own policies, or the investor portal behind the Investor Login button, which Juniper Square provides at app.junipersquare.com under its own terms and privacy policy. It also does not cover documents you sign or exchange with us outside the Site, such as offering or subscription documents.
Use of the Site is also governed by our Terms & Conditions. Questions about this policy: info@vera.fund.
Information we collect
Information you give us
We collect what you enter or send on the Site. Depending on what you do, this may include:
- Inquiry forms (the form at the end of the home page, Send Us a Message on the Contact page, and Invest with Us, which opens from buttons and offering cards across the Site): your name, email address, phone number (optional) and message. When you open Invest with Us from an offering, the message starts with the name of that offering, which you can change. The form also sends the address of the page you sent it from.
- Accredited Investor Questionnaire: whether you complete it as an individual or for an entity; the accredited or sophisticated investor classifications you check, which describe your net worth or income, or an entity’s assets or owners; for an individual, your name and residence address; for an entity, its name, the names and titles of up to two authorized signatories and its business address; your phone number, email address, mailing address (optional) and the date you enter; and the address of the page. We treat the classifications as financial information (see Accredited Investor Questionnaire).
- AI assistant: the messages you type or the suggested questions you choose, and the assistant’s replies.
- Email, phone and messengers: what you send us when you write to info@vera.fund, call us, or message us on WhatsApp or Telegram from the Contact Us window, together with your email address, phone number or messenger account.
A form sends what you entered only when you press Submit or Submit Questionnaire. We do not collect what you type into a form before you send it.
Information collected automatically
- Request data our host, Vercel, receives each time your browser loads a page or sends a chat message or a form: IP address, browser and device type, operating system, language, the page requested, the referring page and the time.
- When you send a form, the Site sends it to our server (a Vercel function), which forwards it to our CRM. The CRM receives only the form, not your IP address or browser data.
- Your cookie choices and the browser storage described in Cookies and similar technologies.
The Site has no analytics, advertising tags or session-recording tools.
How we use information
- To answer your inquiry, give you the information you ask for about Vera Fund, our investment strategies and our offerings, and contact you about your request.
- To review your Accredited Investor Questionnaire and confirm your accredited or sophisticated investor status. As the Questionnaire explains, we can discuss an investment opportunity only with accredited or sophisticated investors.
- To keep records of our communications with you.
- To run the AI assistant: send your messages to the services that generate its replies, and show you the answers.
- To protect the Site and its users: block spam, bots and fraud, keep the Site secure and fix errors.
- To comply with the law, respond to lawful requests, and establish or defend legal claims.
We do not use your personal information for a purpose that is unrelated to or incompatible with these purposes unless we first ask for and receive your consent.
Providers and other recipients
These companies receive personal information through the Site or from us. Most process it only to provide their service to us.
Vercel Inc.

- Hosts the Site and runs our server functions that pass AI chat messages to Vera AI and forms and the Questionnaire to our CRM.

- Request data (IP address, browser, page, referring page, time). Chat messages and the earlier messages of the conversation, and what you send through forms and the Questionnaire, pass through our server functions.

- From inquiry forms: name, email address, phone number, message and the page address. From the Accredited Investor Questionnaire: everything listed for it in Information we collect, including the classifications you check.

Vera AI (Vera Group’s AI service at ai.veragrp.com)

- Adds excerpts from its knowledge base about Vera Group and passes the conversation to the AI model.

- Your chat messages, the earlier messages of the conversation and our instructions for the assistant

- Runs on Vercel (United States; worldwide edge network)

- When you send a chat message; sent by our server. Vera AI does not store vera.fund conversations in its database.
Timeweb Cloud AI (JSC Timeweb)
- What it does
- Generates the AI assistant’s replies.

- Your chat messages, the earlier messages of the conversation, our instructions for the assistant and the knowledge-base excerpts Vera AI adds

Each provider handles data under its own terms and privacy policy, which can differ from ours.
We may also disclose personal information when the law requires it, for example in response to a subpoena or other legal process, or when needed to establish or defend legal claims.
Forms, the Questionnaire, the AI assistant and other channels
Forms
When you press Submit on an inquiry form, the Site sends what you entered, with the address of the page, to our server (a Vercel function), which forwards it to our CRM (Bitrix24 at crm.veragrp.com), stored in Russia (see Providers and other recipients). Our team reads it to answer you. Nothing is sent before you press the button.
By sending an inquiry form, you agree that we may contact you about your request by email, phone call, text message or messenger at the details you give. Message and data rates may apply. You can ask us to stop at any time by writing to info@vera.fund.
Accredited Investor Questionnaire
The classifications you check reveal ranges of your net worth or income (for example, that your net worth exceeds $1,000,000 or that your income exceeded $200,000), or facts about an entity’s assets and owners. We treat them as financial information.
When you press Submit Questionnaire, the Site sends your answers and contact details to our server (a Vercel function), which forwards them to our CRM, stored in Russia. We use them only to confirm your investor status, to contact you about it by email, phone call or text message, and to keep a record of your Questionnaire. The Questionnaire does not ask for, and you should not include, Social Security or tax identification numbers or bank or brokerage account numbers.
AI assistant
The assistant at vera.fund/ai is an AI, not a person. The chat starts only when you press Start chat; pressing it is your consent to what this section describes.
- Your browser sends your message, the earlier messages of the conversation and our instructions for the assistant (written from public information about Vera Fund) to our server function on Vercel.
- Our server function sends them to Vera AI, Vera Group’s AI service at ai.veragrp.com, which also runs on Vercel.
- Vera AI adds excerpts from its knowledge base about Vera Group and passes the conversation to Timeweb Cloud AI (JSC Timeweb, Russia), which generates the reply.
The Site keeps the conversation only in your open browser tab. It is gone when you reload or leave the page or press New chat. Neither our server function nor Vera AI saves it to a database or to our CRM. Vercel and Timeweb Cloud AI may process and store messages under their own terms.
AI answers can be wrong. They are for information only, are not investment advice and are not an offer of any investment. Please do not share sensitive information, such as Social Security, bank account or card numbers, in the chat.
Email, phone and messengers
The Contact Us window lets you email us, call us, or message us on WhatsApp or Telegram; the Telegram option opens Vera Group’s Telegram account. Email and calls reach our team directly. WhatsApp and Telegram open in a new tab, and the Site sends them nothing; what you send there is handled by WhatsApp or Telegram under their own terms and privacy policies, as well as by us.
Session recording
We do not use session-recording tools, which record mouse movements, clicks, scrolling or typing to replay a visit.
Your U.S. state privacy rights
Some state privacy laws give residents rights over their personal information, depending on where they live and whether the law applies to a business of our size and type. Where applicable law gives you these rights, you can use them as described below.

We use sensitive personal information only to provide the service you request and for other purposes the law permits, such as security and fraud prevention, and not to infer characteristics about you. The right to limit its use therefore does not apply, and we do not offer a “Limit the Use of My Sensitive Personal Information” link.
Your rights
- Know and access: the categories and specific pieces of personal information we hold about you, where it came from, why we use it, the categories we sold, shared or disclosed for a business purpose, and the categories of recipients.
- Delete: we delete what we hold about you, except what the law lets or requires us to keep, such as transaction records.
- Correct: we correct inaccurate information.
- Portability: a copy of your information in a commonly used format.
- Opt out of the sale or sharing of personal information and of targeted advertising (see Sale and sharing of personal information).
- Opt out of profiling used for decisions with legal or similarly significant effects, where state law provides it.
- List of third parties: where state law provides it (for example, Oregon and Minnesota), a list of the specific third parties to which we disclosed your personal information.
- Limit the use of sensitive personal information, where it applies (above).
- Non-discrimination: we will not deny you services, charge you a different price or give you a different level of service because you used these rights.
How to submit a request
Email info@vera.fund. Say which right you are using and the state you live in.
Verification
We verify a request by matching what you give us with what we hold, for example by replying to the email address in our records. A request to delete, or for specific pieces of information, needs a closer match. We use what you give us for verification only for that purpose, and we will not ask for a Social Security number or account password. We confirm receipt within 10 business days and respond within 45 days. If we need more time, we tell you why and may take up to 45 more days.
Authorized agents
An agent can make a request for you with your signed permission. We may ask you to verify your identity directly or to confirm that you gave the agent permission, unless the agent holds a power of attorney under California Probate Code §§4000–4465.
Appeals
If we decline your request, you can appeal by replying to our decision, or by emailing info@vera.fund with “Appeal” in the subject. We will tell you in writing what we did or did not do, and why, within 45 days of receiving your appeal. If we deny the appeal, we will tell you how to submit a complaint to your state attorney general.
California “Shine the Light”
California residents may ask once a year what personal information we disclosed to third parties for their own direct-marketing purposes (Cal. Civ. Code §1798.83). We do not disclose personal information to third parties for their own direct-marketing purposes without your consent. To ask, write to info@vera.fund with “Shine the Light” in the subject.
Nevada
Nevada residents may ask us not to sell their covered information (Nev. Rev. Stat. Chapter 603A). We do not sell covered information as Nevada law defines it, but you can send a request to info@vera.fund.
Children
The Site is meant for adults. It is not directed to children under 13, and we do not knowingly collect personal information from them. If you believe a child has sent us personal information, write to info@vera.fund and we will delete it.
How long we keep information
We keep personal information for as long as we need it for the purposes described in How we use information. How long depends on:
- whether you invest with us, and the kind of relationship;
- how long we need the records to answer follow-up questions or provide the service;
- legal, tax, accounting and licensing record-keeping requirements;
- disputes and legal claims;
- security and fraud prevention.
- The Site does not keep AI assistant conversations after you leave the page (see AI assistant).
- Cookies and browser storage last as listed in Cookies and similar technologies; the consent cookie lasts 30 days.
- Data held by providers under their own terms is kept under their policies.
Where information is processed
We are based in the United States. Your information is processed:
- in the United States, by Vercel, which hosts the Site and Vera AI;
- in Russia, by our CRM (Bitrix24 at crm.veragrp.com, on servers of JSC Timeweb in Saint Petersburg), which receives what you send through forms and the Questionnaire, and by Timeweb Cloud AI (JSC Timeweb), which receives chat messages;
- on Vercel’s worldwide network.
The laws of these countries differ from U.S. law, including on when government authorities may access data.
Security
We use administrative, technical and physical measures suited to the information we hold, including:
- HTTPS on every page and for form and chat requests;
- staff access to our CRM limited to people who need it for their work.
No method of transmission or storage is completely secure. If a breach affects your personal information, we will notify you as the law requires.
Links to other sites
The Site links to sites and services we do not control: the investor portal provided by Juniper Square (Investor Login), other Vera Group sites, the websites of our projects, the sites of our partners, the site of Polyus Studio (the studio that made the Site), our pages on YouTube, Facebook, Instagram and LinkedIn, Google Maps (for our address), WhatsApp and Telegram. Nothing from these services is embedded in the Site. They receive data only when you follow a link, and then handle it under their own terms and privacy policies.
The Ask Claude and Ask ChatGPT buttons open Claude (Anthropic) or ChatGPT (OpenAI) in a new tab with a prepared question about Vera Fund in the link. The link includes nothing about you. What you then type there is handled by Anthropic or OpenAI under their own terms.
Changes to this policy
We update this policy when our practices change and change the date at the top. When a change is material, we post a notice on the Site when it takes effect. Where the law requires your consent to a new use, we ask for it first.
